Traffic report
We recently met with the City of Carrollton Police Department regarding traffic issues in the community.
As we are building more homes in the community, traffic will continue to increase and cause problems. According to the City and our CCR, vehicles are required to leave at least 10 feet of clearance on all streets to allow for emergency vehicles to get through. We have had two incidents, recently, where firetrucks could not get down a street due to an excessive number of cars parked on either side of the street.
If you must park on the street, please try to be aware of cars on the other side and try to “stagger” where you are parking. Also, we are asking for you to utilize your garages for parking, as much as possible. There are also visitor parking areas around the community.
It is also dangerous for vehicles to park too close to intersection corners. Vehicles coming too fast around a corner can damage your vehicle as well as their own.
It is a City violation to:
Block driveways
Park within 15 ft. of a fire hydrant
Park within 30 ft. of a STOP sign
The City of Carrollton will now be patrolling our community on a regular basis to look for violations and will be issuing citations. In the meantime, if you are aware of any of these violations, you may call the Police Department’s NON-EMERGENCY #972 466-3333 (DO NOT CALL 911). Be aware that because these are non-emergencies, it may take them a couple of hours to come out.
Just remember, if everyone is courteous, we will have less parking issues.
Armyworms are here!
We were notified by our landscape company that they have seen a heavy infestation of Armyworms throughout our development since the heavy rains. Armyworms eat the top 25-30% of the grass leaving the roots intact. It makes our lawns look bad but does not kill the grass. The worms create brown or barren spots in our lawn. You will see these brown places throughout the development.
To get rid of the Armyworms, an insecticide treatment is needed. The HOA ordered a treatment that was completed on Saturday 9/29. We hope this treatment will stop their destruction. If you see brown sections in our grass, the most likely culprit is the Armyworms.
The grass should bounce back from this by next spring.

Trash Bins
Just a reminder that trash bins are to be put away within 24 hours of trash pickup. Please make sure to take care of this, or you can be fined up to $50 per incident. You may refer to the HOA CCR’s on the website for more information.
Pick up after your Pets
We are getting a lot of complaints regarding dog feces around the community. There are 6 stations around the property with bags to clean up after your pet. We are making sure these stations remain stocked. You can also take your own bags with you. Please be more considerate of your neighbors. We’re sure you don’t like to step in dog poop, either!
Driveway grass at manor homes
We are having a difficult time keeping the grass strips in the driveways of the Manor homes alive. If you park a vehicle on the grass strips, it crushes the drip lines, and it eventually will kill the grass. We ask that if you are going to park your vehicle in your front driveway, please try to keep your tires from stopping on the grass strips. This will improve the look of your driveway and help us keep our landscape maintenance costs down.
